INDIAN RIVER SHORES, A luxury beachfront estate in this affluent coastal community was the highest-selling property across Florida’s Treasure Coast in July, closing for nearly $12 million (approx. £9.4 million).

The exclusive oceanfront residence, listed on Redfin, boasts expansive sea views and direct beach access. Described as a private retreat, the property blends spacious interiors with natural surroundings, offering a premium location in one of Indian River County’s most sought-after areas.

Market data from the regional multiple listing service, current as of 1 August, reveals the top 15 residential sales across three counties: Indian River, Martin and St. Lucie. Each county recorded five standout transactions.

High-value coastal homes continue to dominate Florida’s luxury property market, particularly in regions known for their waterfront access, private estates, and limited availability. Indian River Shores, a long-favoured destination for wealthy homeowners and seasonal residents, remains a prime location for upscale real estate.

In Martin County, sales were similarly robust, with several homes achieving prices in the multi-million-dollar range. St. Lucie County also saw significant sales activity, though at a slightly lower price point than its neighbouring markets.

Property specialists suggest that despite rising mortgage rates and economic uncertainty in other regions, Florida’s high-end market continues to attract cash buyers, retirees, and investors seeking second homes in low-tax, warm-climate areas.

While local agents remain optimistic about the continued demand, competition for premium properties remains strong, particularly those with direct coastal frontage or private amenities such as pools, docks, and gated access.

The top sale of nearly $12 million stands out as a reminder of the significant money flowing into select Florida markets, particularly where ocean views and privacy combine to drive value.
