Teton Ridge to List Premier Horse Ranch Properties in North Texas

Two premier ranches in North Texas, currently owned by western lifestyle brand Teton Ridge, are about to hit the market, signaling one of the region’s most significant equestrian property offerings in recent memory.

Located roughly 18 miles northwest of Weatherford, the TR9 and TR9 West Ranches span a combined 859 acres and are set to be listed for sale in the coming weeks. The properties, known for their high-end equine facilities and championship breeding program, have become staples in the Western performance horse industry. Dallas-based real estate brokerage Icon Global has been tapped to oversee the sale, which may involve marketing the ranches either separately or as one package.

The TR9 Ranch covers approximately 618 acres, while the adjacent TR9 West Ranch encompasses another 241 acres. Together, they’ve supported one of the country’s most prominent horse breeding operations. Teton Ridge’s TR9 program includes world-class cutting horses, and in June, the company announced a complete dispersal sale of its herd, scheduled for September. According to Quarter Horse News, that event will include over 100 elite horses, notably Smooth Talkin Style, a standout stallion whose progeny have racked up over $5 million in winnings from cutting and reining competitions.

The sale’s real estate portion, independent from the horse dispersal, draws attention from serious investors and equestrian professionals. Icon Global describes the offering as “the best of the best,” highlighting the ranch’s suitability for multiple Western equine disciplines. “The current and previous owners have practiced the highest degree of stewardship to the land, which can be mostly described as sandy loam soil ideal for raising champion horses, cattle, and lush coastal Bermuda,” the company noted in its listing description.

TR9 West Ranch boasts high-end residential features, including a 3,114-square-foot rock-and-hardboard main home constructed in 2022. The property also includes a separate pool house, a four-bedroom manager’s residence, and several equestrian-specific structures. These include an eight-stall mare motel, a show barn with an upstairs apartment, and a fully insulated indoor arena built for year-round training.

Though a price has yet to be disclosed, the level of investment in the infrastructure, land quality, and breeding program suggests the properties will command strong interest from seasoned equine professionals and institutional buyers. The ranches have long served as a center for Western performance excellence, aligning with Teton Ridge’s brand mission of merging media, entertainment, and equestrian sport.

Teton Ridge, a Western-focused entertainment and lifestyle company, has built a reputation through investments in rodeo, televised events, and horse breeding. The sale of these signature properties may signal a strategic shift for the brand, though no formal statement on the reasoning has been made.

As the September horse dispersal and property sale approach, many within the ranching and horse training communities are keeping close watch on what could become one of the more high-profile transactions in recent years for Texas ranch real estate.
